125 NORTH BIRCH
The Legacy, Challenges, and Ultra-Luxury Transformation of Fort Lauderdale's Iconic Waterfront Parcel
The Origin of North Birch
Post-turn of the century, Broward Estates Corporation subdivides a two thousand foot long ocean-front property between the Atlantic Ocean and the New River Sound.
Blue Water Hotel Era
Erected during Fort Lauderdale's mid-century coastal development wave, the two-story, 29-room structure, opened in January 1949 and served as a foundational luxury fixture two blocks from the beach line.
Blue Water Hotel Expansion
The now three-story building at 125 North Birch Rd was a hotel "located on the Intracoastal Waterway—one block from the ocean—with fifty modern, soundproof, fireproof rooms with private bath and a waterfront dining terrace."
Beach Hospital Era
The last season for the now 4-story Blue Water Hotel was winter 1956. The hotel sold to a professional and lay group and was converted in the spring of 1957 into the private 67-room Fort Lauderdale Beach Hospital.
Where The Boys Are
The building interior was featured in the iconic 1960 Spring Break movie introducing Connie Francis, who performed the legendary title track theme.
Beach Hospital Expansion
Katie Lambert Foundation purchased the hospital. The building gained a new south wing with the iconic cross-hatch face and served as a modern general hospital with excellent surgical, diagnostic, therapeutic and rehabilitation facilities, featuring air-conditioned rooms and a sun deck patio.
Hospital Relocation
Hospital planned move and transitioned to North Beach Hospital at 2835 N. Ocean Blvd.
The Springbrook Gardens Era
Formally transitioning into the 18-unit Springbrook Gardens Condominium community, establishing coveted private boat slips directly along the scenic Intracoastal Waterway.
Structural Updates
Structural exterior renovations saw the removal of the iconic north-face cross-hatched design.
Evacuation Directive
Deemed structurally unsafe following complete building reviews, the structure was issued an urgent 48-hour evacuation directive just prior to regional storm system landfalls.
The Luxury Canvas
Cleared through successful legal condominium terminations, the premiere 0.65 acre waterfront lot goes up for sale targeting trophy multi-million dollar architectural developments.
